Look below the finished surface
A surface photograph does not describe excavation depth, supporting material or how unsuitable ground will be handled. Ask each bidder to state the preparation included and explain how a site condition outside that scope would be approved and priced. An unclear allowance can make a lower initial total difficult to compare.
Check the edges of the scope
Look for removal and disposal, public approach work, drainage changes, steps, permits and cleanup. These are questions to resolve, not promises that every project requires each item. A new slab for a structure may also need design work that a patio does not.
Compare like with like
Use one project sketch and intended-use description for every discussion. Request a written explanation of differences rather than asking bidders simply to match a number. Ask for a project-specific written quote after the site and scope have been assessed.
