Compare equal scope before totals. Use the same row headings for each actual proposal. Blank or unclear entries need an explanation before a total can be compared; no fictional prices or contractor ratings are shown.

Write the common brief first

Describe the new surface, intended loads, approximate size, finish preference and exact property address. Add a sketch with existing surfaces and access. Distinguish required features from options so a contractor can explain tradeoffs without silently changing the job.

Read beyond the total

Look for preparation, material specification, reinforcement when designed, joints, levels, finish, curing and restoration. Ask who handles permits and inspections and how changes are authorized. Do not assume that a verbal discussion is included in the final price unless the written scope says so.

Verify the provider independently

Confirm the legal business identity, the license and insurance required for your work, and who will actually perform it. Review contract terms directly with the provider. Keep the verified credentials and written contract with your project records.

Make the decision on resolved details

A useful comparison records questions that still need answers. Avoid treating the shortest schedule or lowest price as proof of fit. If design or site conditions are unresolved, clarify those before agreeing to an installation scope.
